Alanya is one of the most promising destinations for purchasing real estate in Turkey


For many years, Alanya, together with nearby settlements, has been one of the most popular destinations among residents of Russia and Ukraine – both tourists who spend their holidays here and property buyers in Turkey. In this region, which is considered the warmest in the country and largely depends on tourism, foreigners own about 25-30% of all residential properties. This is approximately 36 thousand apartments and houses, and a sixth of them are owned by Russians.

The main advantages of buying a home in Alanya include developed air connections with many countries (the international airport is located 45 km to the southeast), as well as transport accessibility to the most popular resort towns in this region (buses and minibuses run regularly). Among the areas of Alanya itself and its suburbs, the most budget options can be found in Mahmutlar, Kestel, Tosmur and Konakli, where the price of a one-room apartment up to 500 meters from the sea varies between 30-35 thousand euros. A similar property in Cikcilli, where the majority of EU citizens – primarily Germans and British – prefer to live, will cost one and a half to two times more.

An apartment with furniture in the center of Alanya will cost approximately the same amount, and the most prestigious and expensive properties are considered to be in areas adjacent to the beaches of Damlatas and Cleopatra. The latter has long and firmly established the reputation of one of the most beautiful and comfortable places not only in Alanya, but throughout Turkey. At the same time, it should be taken into account that hotels are mainly located on the first line, and most residential complexes are located on a hill.

Another feature of the local real estate market is that new buildings and secondary buildings do not differ too noticeably in price, if you do not take into account the dilapidated housing stock. Another thing is that in some areas, new buildings are practically no longer being erected, and houses predominate, whose age ranges from 10 to 20 years. However, almost all of these properties are liquid, and the period for full return of all investments, provided they are rented out at least during the “tourist season,” was estimated before the Covid-19 pandemic at 15-18 years.

You can now rent an apartment in Alanya for at least 400 euros per month when it comes to “economy class” options in Mahmutlar, and for 40 euros per day per day for properties located near the previously mentioned famous Cleopatra Beach. For villas in closed urbanizations located in such picturesque areas as Kargicak or Bektas, the price tag will start from 3,000 euros per month, but their acquisition will require investments of a fundamentally different order – from 240 thousand euros. Purchasing real estate for this amount will be just enough to apply for a Turkish passport under the Citizenship by Investment program. Its conditions and requirements for applicants were significantly simplified in September 2018, however, it is possible that due to the steadily growing demand for real estate in Turkey, these relaxations will be temporary.
