Districts of Lisbon: choosing an area to purchase real estate


The capital of Portugal is considered one of the most beautiful cities in Europe, where ancient buildings standing on narrow cobbled streets coexist with modern buildings. This contrast is visible even on the main avenue of Lisbon – avenida da Liberdade, which was built at the end of the nineteenth century. At the same time, many areas of Lisbon are well recognized due to their special and unique style, although not all of them are suitable for permanent residence.

“Tourist” areas of Lisbon

At the moment the city is divided into 24 districts (fregesia); In some, such as Baixa (sometimes called Baixa Pombalina) or Bairro Alto, there is an influx of tourists at any time of the year, attracted not only by the sights, but also by the numerous establishments serving authentic local cuisine, and music playing until the morning the most famous Portuguese style – fado. Sound insulation in houses built 150-200 years ago leaves much to be desired, so few people agree to such a “neighborhood” of their own free will.

Similar problems can be encountered in Alfama, where houses built before the devastating earthquake of 1755 have been preserved. Of course, it makes sense to admire the charm of the past: narrow cobbled streets, burgundy tiled roofs, facades lined with blue and white azulejo tiles, tiny balconies with flowers and laundry drying on lines, but it’s not much pleasure to see such a picture day after day. . As a rule, indigenous “lijboetas” (Lisbon residents) live here, who, unlike foreigners, are accustomed to frankly modest apartments in all respects.

In Chiado, which at one time underwent serious restoration and modernization, tourists come mainly for shopping, as there are many boutiques of famous brands located here. Among those wishing to buy real estate in Lisbon, Chiada is chosen mainly from the point of view of the possibility of obtaining the so-called “Golden Visa”, since the cost of one square meter here averages 7.5–9 thousand euros (but not less than 5 thousand), while that the area of ​​apartments usually varies between 70–100 sq.m.

Economy class areas of Lisbon

The cheapest real estate in Lisbon, if you do not take into account frankly unsafe areas – such as Carnachide or Beato (here you can find a kind of “chalet” with an area of ​​16-20 sq.m. for 30-40 thousand euros), is located on the city outskirts or in the nearest suburbs, part of the so-called Greater Lisbon. These include Amadora, Anjos, Odivelas, Oeiras and Santos. Despite their distance from the center, they all have well-developed infrastructure and convenient transport links.

Belém (full name: Santa Maria de Belém), which is located about six kilometers from the center, and Campo de Ourique deserve special mention. In the first case, the disadvantages of this area, replete with attractions, include some isolation, and in the second, the predominance of old housing stock and problems with parking. However, everything you need is within walking distance, and prices, compared to the center of Lisbon, where everything becomes more expensive every year due to the increasing flow of tourists, are quite reasonable: from 2,500 euros per square meter for secondary real estate and from 2,800 euros – for new buildings.

At the same time, rent in Belem cannot be called cheap – a decent one-bedroom apartment will cost more than a thousand euros per month, while in Amadora, where the large Dolce Vita Tejo shopping center is located, a similar option will cost half as much.

The most popular areas of Lisbon among foreigners

Most often, foreign buyers purchase housing in the capital’s areas such as Misericordia, Santa Maria Mayor and Santo Antonio, which have been joined in recent years by Arroyos and Estrela. They account for almost 60% of all purchase and sale transactions made by citizens of other states, and the amount of money spent by them for this purpose continues to grow steadily.

Foreign investors are also interested in modern areas, in which most of the area is occupied by new buildings built in accordance with advanced technologies. The most significant example is the Park of Nations (Parque das Nações), which appeared on the site of a former industrial zone on the occasion of the world trade exhibition Expo-98.

In this area there is the Oriente train station, decorated in a modern style, the Science Museum, the large Vasco da Gama shopping center with an observation deck, one of the largest European aquariums and a cable car.

It was here that the famous Russian football player Marat Izmailov, who played for Lisbon Sporting, once settled with his family, and many foreign celebrities also choose the Park of Nations.

The expensive and prestigious areas of Lisbon also include Lapa and Alvalade, where prices start from 6,000 euros per square meter, but the undisputed record holder is perhaps the most remote (about 30 km) suburb of the Portuguese capital – Cascais.

Not everyone can afford the pleasure of buying real estate in Cascais, which is often called “aristocratic,” since housing prices in this oasis of prosperity on the ocean coast exceed 12 thousand euros per square meter.
