How much can you buy a house outside the city for?


The market for buying and selling countryside real estate is filled with thousands of offers for different tastes and budgets. For example, you can buy a dacha for 100 thousand UAH, but you will have to spend several million on a cottage. Therefore, OLX Real Estate checked how much houses currently cost in different regions of Ukraine.

What types of buildings are offered on the real estate market?

OLX presents different types of countryside real estate. The largest number of offers in July concerned the sale of houses – more than 54 thousand advertisements. Such real estate is represented by the majority of advertisements. However, buyers can find other types of housing, although they are sold much less frequently:

  • dachas (6.4 thousand advertisements);
  • part of the houses (4 thousand);
  • cottages (3.9 thousand);
  • townhouses (3.2 thousand);
  • duplexes (1.5 thousand);
  • club houses (228 advertisements).

At the same time, dachas are in greatest demand among Ukrainians. The reason for their popularity is their affordable price. On average, 5 users respond to one advertisement for the sale of this type of housing. Also among the leaders are a whole house and part of a house (on average 3 responses to 1 ad).

How much does country real estate cost?

The most expensive options are cottages. Prices for FM Real Estate start from 1.1 million UAH in the Vinnytsia region and reach more than 5 million UAH in the Kyiv region. For those who are planning to buy a budget option for houses, dachas are suitable. In Volyn, for example, they will cost on average up to 200 thousand UAH. And the most expensive ones cost almost 600 thousand UAH and are located near the capital. Interestingly, the cost of part of a house is usually higher than the price of the whole house. This is due to the fact that some houses are located predominantly closer to cities or in more prestigious and expensive locations than houses equally represented in different areas: more expensive ones in the suburbs, and budget options in rural areas.

If we analyze the cost of houses by region, the most expensive real estate is sold in the Kyiv, Transcarpathian and Lviv regions. Here, the average price for the most popular type of suburban housing – a house – starts from 1 million hryvnia. At the same time, the most affordable options are offered in the Kirovograd region, where a house will cost approximately 380 thousand UAH. There are also inexpensive offers in Vinnytsia and Cherkasy regions.

What conditions do home sellers offer?

Among suburban real estate options on OLX, the most common are advertisements for the sale of houses in residential condition (18.5 thousand advertisements). There are approximately equal numbers of real estate offers with cosmetic and European-quality renovation (6 thousand and 6.8 thousand, respectively). Also on the platform are 5.6 thousand newly built objects. There are slightly fewer advertisements for the sale of houses with designer renovations and final finishing (4.3 thousand and 4.5 thousand, respectively).

If we talk about the comfort of suburban real estate, then options with a utility room are more common – this option is indicated in 27% of advertisements. Also, some houses are equipped with a barbecue and a fence. Cable or satellite television can be found among 16% of offers, but high-speed Internet is only in 9%. As for communications, 78% of listings have an asphalt road around the property.

About half of the proposals for suburban real estate in terms of infrastructure have kindergartens, bank branches and pharmacies nearby. Most of the houses presented are located near the forest.
