Analysts from the Ukrainian marketplace DIM.RIA presented a report on the state of the real estate market in the fall of 2023. Experts from the analytical center reviewed data on the primary and secondary markets and examined how rental prices have changed as of November 2023.

New buildings

In November 2023, 75.4% of sales departments of new buildings throughout Ukraine are actively working. The highest percentage of working sales departments was recorded in the Ternopil region – 97%.

According to the study, during September-November 2023, 28 new buildings in 48 sections were put into operation. Of these, two are houses in three sections in Kyiv, and three are new buildings in the Kyiv region.

Prices

As of the end of November, the highest average price per m² in the capital is UAH 57,639 (taking into account all types of apartments by number of rooms), but compared to September 2023, the price fell by 0.7%. By September 2023, the most noticeable decrease in the average price per m² in the Ternopil region is by 28%. If we analyze the cost per m² in November 2023 to November 2022, then the price increased the most in the Ivano-Frankivsk region – by 52%, and by 25% in the Zhytomyr region.

Also, an increase in cost per m² is observed in Sumy and Cherkasy regions – by 19% and 20%.

An analysis of the cost of housing in a new building by district of Kyiv shows that the maximum prices are in the Pechersky and Shevchenkovsky districts and are, respectively, 224,511 UAH/m² and 134,000 UAH/m². The minimum cost in the Desnyansky district is 21,700 UAH/m².

Offer on the secondary real estate market

During the fall of 2023, the supply of sales on the secondary real estate market grew. Thus, in Kyiv and the Kyiv region the number of advertisements has increased several times. When compared with September 2023, supply has noticeably decreased in the Cherkasy region by 30% and in the Zhytomyr region by 38%.

Prices

According to DIM.RIA, on the secondary sales market the average price of a one-room apartment in Kyiv is $89,475. By September 2023 the price had increased by 3%, and by November 2022 by 12%. The second place in terms of the cost of a one-room apartment is in the Lviv region and the price is 66,552 US dollars. As of November 2023, the leader in the price of a one-room apartment is Vinnytsia region – $48,102. During the fall, the cost of a one-room apartment in the Zhytomyr region increased by 13%.

Analyzing the districts of Kyiv, the highest cost remains in the Shevchenkovsky district – 79,761 US dollars for a one-room apartment. The lowest price in the Desnyansky district is $53,824.

Rental market

The study shows that as of November 2023 to September 2023, the number of rental advertisements in Kyiv and the Kyiv region increased by 17%. In the Poltava region, supply increased by 77%. The supply in the Chernigov region has increased several times. If we compare the current DIM.RIA data up to November 2022, the number of advertisements has decreased in almost all areas.

Prices

As of November 2023, the rental price for a one-room apartment in the capital is UAH 16,502, and in the region – UAH 9,361. The cost of an apartment in Kyiv fell by 22% by September 2023. Also during the fall, the price for a one-room apartment in the Transcarpathian and Chernivtsi regions decreased, respectively, by 28% and 48%.

In the Chernivtsi region, the lowest cost of renting one-room housing was recorded, if you do not take into account the front-line territories – 5,500 UAH.

The lowest cost of renting a one-room apartment in the capital was recorded in the Desnyansky district – UAH 8,748. In Svyatoshinsky and Dniprovsky districts the price is 14,291 UAH and 14,751 UAH, respectively. The highest price of rented housing in the Pechersky district is UAH 23,396 for a one-room apartment.
