Apartments and houses have risen in price by an average of 2% compared to the end of 2022, and in annual terms even by 14%. The trend is different only in Zagreb, where at the beginning of the year property values decreased by 0.3%. Croatia has seen the highest increase in house prices in the EU.
The lack of sufficient supply of apartments is one of the reasons for rising prices in the real estate market. For example, in Zagreb there is peripheral construction, but there are not enough projects large enough to satisfy market needs.
Another reason for rising prices is the excessive emphasis on tourism as an economic activity. This is why young people, especially on the coast, cannot afford to buy property or even rent it because there are no long-term rental properties in these markets.
