Residence permit in the Czech Republic when purchasing real estate


The purchase of real estate in the Czech Republic of any value in itself is not grounds for obtaining a residence permit, but it represents an undoubted advantage if there are other reasons for requesting a residence permit.

At the moment, the grounds for obtaining a residence permit in the Czech Republic are:

  • marriage with a Czech citizen;
  • own business in the country;
  • availability of an employment contract and an invitation from the employer;
  • training in higher educational institutions.

A Czech residence permit is issued to foreigners for a period of 2 years, after which it must be renewed. Owners of real estate in the Czech Republic have the advantage of obtaining a multiple visa with a period of stay in the country of no more than 90 days in a period of 180 days.

Obtaining a residence permit in the Czech Republic through opening a company and employment

The most common way to obtain a Czech residence permit is to open a company on the territory of the republic. From a formal point of view, the procedure is not complicated, but an open company must represent an existing profitable business and meet a number of conditions:

  • have office space;
  • employed employees;
  • accounting;
  • pay taxes on time, etc.

An application for a residence permit in the Czech Republic can be submitted by a person opening a company, who must act as the general director of the company and take part in its daily activities. In this case, a business visa to the Czech Republic is initially issued, after which documents for a residence permit are submitted.

Less common, but quite promising, is obtaining a Czech residence permit using a labor card. A residence permit in this case is issued for 2 years and can be applied for for the whole family. The main requirement is high qualifications and a work contract from a Czech employer, which will allow you to obtain a residence permit in the Czech Republic with the right to work.

It is important to note that despite the apparent complexity of the entire process, the hiring of foreign employees by a Czech employer occurs frequently in practice. Many real estate companies offer, as an additional service, obtaining a Czech residence permit in this way. A potential resident of the Czech Republic should clarify this when cooperating with a real estate agency.

Permanent residence in the Czech Republic when investing in real estate

At the moment, there are no programs for obtaining permanent residence by investment in the Czech Republic, however, we note that the country’s authorities have been talking for several years about introducing a similar program, which operates in some European countries, for example, Spain, Portugal and Greece. One of the ways to obtain permanent residence status is to obtain a residence permit in the Czech Republic on the basis of opening and running a profitable business with a subsequent request for permanent residence. Within 10 years of continuous possession of a residence permit in the Czech Republic, you can obtain citizenship according to the standard procedure.
