The cost of housing in new residential complexes in residential areas of the capital


Real estate information portal analysts Move.ru calculated that about half (48%) of new residential complexes are located in residential areas of the capital.

Almost fifty residential complexes are being built in different districts, in which 17% of new apartments are sold. Most of the projects belong to the mass segment. A small proportion of lots are located in business class residential complexes.

Areas that are located on the outskirts of Moscow are considered residential areas. There are 40 of them in total and most of them are located near the Moscow Ring Road. The construction of residential areas began in 1960-2000. The houses under construction had a standard layout.

Currently, 50 residential complexes are being built in 26 areas remote from the central part of the city. There are 8,600 apartments for sale.

Most of the new complexes are being built in the Northern Administrative District. For example, 7 residential complexes are being built in Western Degunino, and 4 projects in Khovrin. In each of the remaining 24 residential areas, 2-3 residential complexes are being built.

What apartments can be purchased in residential areas of the capital

Most of the housing is mass segment projects, they occupy 48% of the lots. This amounts to 7,900 apartments. They are located in 41 residential complexes. The price of a meter of living space in new buildings is 179,000 rubles. It is below the market value, which remains at RUB 188,000. per sq. meter.

Move.ru experts believe that the difference in price is small, because the construction of new metro stations has improved the infrastructure of residential areas. Previously, new housing, which was located far from the Garden Ring, cost much less than apartments in the center.

Today the difference in cost is no more than 5%. This means that the level of comfort in the center and on the outskirts is not very different. Cultural, social facilities, and commercial centers are evenly distributed throughout Moscow. All areas have developed infrastructure, as well as a high level of amenities.

When purchasing housing in a residential area, the buyer can count on the same quality of environment as in areas located near the Third Transport Ring. The metro allows residents of residential areas to quickly get to the city center.

Business class projects

Business class housing is sold in the following residential areas:

  1. Veshnyaki, residential complex “Happiness in Kuskovo”;
  2. South Tushino, project “Baltic Quartet“;
  3. Khovrino, “Flotilla”;
  4. Levoberezhny, complexes “Aquatoria” and “Festival Park”;
  5. Yasenevo, complexes “Les” and “Novoyasenevo”;
  6. Northern Medvedkovo, residential complex “Shirokaya”;
  7. Western Degunino, complex “ApartVille…”.

In total, the projects plan to build 762 apartments. Their share among all proposals is 5.5%. The price per square meter of business class housing is 195,000 rubles. This is slightly lower than the average price in the city, which remains at 260,000 rubles per sq. m. meter.

The emergence of business class projects in regions remote from the center is due to several factors:

  • the existence of patriots of the area who do not want to move from their favorite part of the city;
  • the willingness of wealthy residents to buy housing of higher quality;
  • changing requirements for business class projects. Today they can be located at a great distance from the center of Moscow.

Geographical location of new buildings

There are 13 residential complexes in the northern residential areas. 10 new buildings are being built in the North-Eastern Administrative District, 5 residential complexes in the Eastern Administrative District, 6 residential complexes in the Southern Administrative District, 3 residential complexes in the North-Western Administrative District, and four residential complexes in the districts of the Western Administrative District, South-Western Administrative District, and South-Eastern Administrative District.

Among all projects being implemented in Moscow, new buildings in remote areas account for 17% of projects. This is due to the fact that today developers are busy developing the vacated territories in the central part of the capital. They are interested in industrial zones near the Third Transport Ring. It is in these regions that the bulk of new projects are located.

This indicates the interest of both developers and buyers in housing in the center of the capital. At the same time, the development of transport and the possibility of remote work will help increase the attractiveness of projects at peripheral sites.
